Let this travel guide upgrade your villa holiday in the Split region. Follow the guidelines of our villa specialists and prepare for a memorable stay in one of the most popular destinations in Dalmatia!

Why Choose a Villa Holiday in the Split Area

The Split region is one of the most desirable areas in Croatia for luxury villa holidays. Staying in a villa offers more privacy, comfort, and space compared to apartments or hotels. Guests particularly enjoy having a private pool, outdoor dining areas with sea views of the beautiful Adriatic, and easy beach access.

Moreover, Split is located in the very heart of Dalmatia. It is one of the best bases for everyone who would like to explore surrounding towns such as Trogir or Omis, visit national parks such as Krka Waterfalls, and discover the islands, including Hvar or Brac.

This area is perfect for families or large friend groups who like to stay together. Choosing private pool villas in the Split region often offers better value than booking several rooms or apartments, and needless to say, you get private facilities, more space, and a comfortable home base for your holiday.

Since VIP Holiday Booker’s headquarters are in Split, Dalmatia, it has an extensive network of local service suppliers for VIP Concierge services in this area. This includes airport transfers, rent-a-cars, private chefs, yacht charter, restaurant reservations, wine tours, and many other services.

Where to Stay in the Split Region

When looking for villa holidays near Split, you should consider the entire surrounding area. As the largest city in Dalmatia, Split is very well connected to neighbouring towns by road, and its central area consists mainly of apartment buildings and family homes rather than beachfront villas with private pools.

There are a few luxurious private villas in the centre, but many of the best options are located in nearby coastal areas.

For example, choosing villas in Kastela or Trogir means you are even closer to Split Airport. These locations offer a beautiful waterfront promenade with lots of family-friendly amenities, while Split is still only around 15 to 30 minutes away by car. This area is also quieter and more suitable for families, with many restaurants, shops, and bars.

Best Time to Visit Split

Of course, the best time to book a villa in the Split region depends on your preferences. You should mainly consider the weather conditions, crowds, your availability, and prices.Split Old Town from the air

Most travelers choose July and August for their villa holidays in this part of Croatia. The weather is hot and sunny, days are long, and the sea is warm and perfect for swimming. Moreover, you will always have something to do and somewhere to go, since all coastal towns host various festivals, concerts, and cultural events.

However, the shoulder season is becoming more popular. In June and September, the weather is very warm, with occasional rain showers, and the sea is nice for swimming. Although it is a little cooler than during the high season, some guests prefer it. With smaller crowds, you will also enjoy a more peaceful holiday.

Finally, some of our guests choose to travel in May or October. If you are traveling during the low season, we recommend booking a villa with a heated or indoor pool, but please note that the pool temperature also depends on the outside weather. In May, there is also a possibility of construction works happening around your villa, and some restaurants and bars may not be open yet. However, you can book villas at lower prices and enjoy a quiet, relaxing atmosphere, which is very appealing to many holidaymakers.

FAQs about Villas in Split

How Far in Advance Should I Book a Villa in Split?

How far ahead you should book a villa mostly depends on the period you are interested in.

For example, if you are looking to stay during the summer, we recommend booking at least 6 months in advance. This allows you to choose something you really want, instead of picking any available villa. The biggest demand is for July and August, so you should book as early as possible, especially if you want to stay in a high-end property in the Split region with a beachfront location.

Guests who prefer to stay during the shoulder season, which includes May, June, September, and October, should book 3 to 6 months in advance for the best villa selection. However, we recommend that large groups and families book earlier, since villas with 5 or more bedrooms are limited and more in demand.

Furthermore, it is possible to book at a last-minute discount, but availability is usually limited because the best villas are often already reserved.

Needless to say, it is best to book your stay as soon as your travel dates are confirmed.

How Much Does It Cost to Book a Villa in the Split Area?

Prices for rental villas in the Split region vary by location, season, villa size, and amenities. Villas by VIP Holiday Booker range from €450 to €900+ per night. Larger luxury villas Croatia guests often search for, especially beachfront properties with premium amenities, cost more.

Additionally, you should pay a security deposit, which is refunded to you once the staff checks the villa and notes that there is no damage. The deposit amount depends on the villa. Cleaning fees also depend on the villa. You can check both on each villa listing.

Some villas require paying additional tourist tax, which is €1-3 per day per person, depending on the season. What is more, if you are traveling with pets or organizing a larger event in the villa, you need to pay additional fees, which are agreed with the villa owner.

Usually, you need to pay 30% or 40% of the price upon booking to confirm the reservation, and the remaining balance 30 or 40 days before your arrival.

However, always bear in mind that payment terms vary by villa. For the most accurate information, please enter your arrival and departure dates and number of guests, check the villa listing, or contact our booking agents for further clarification.

Do Villas in Split Have Private Pools?

All villas in Split, Dalmatia listed on VIP Holiday Booker’s website have a private pool. Guests have exclusive access to the pool area and the entire villa, and do not have to share it with any other guests.

Apartments that are booked separately are the only exception to this rule. If you are searching specifically for private pool villas, you can use the filters on our website or contact our team for a personalized recommendation.

How Do I Get From Split Airport to My Villa?

There are many ways to get from Split Airport to your villa. Of course, the exact instructions depend on your villa location.

Each VIP Holiday Booker guest has a dedicated VIP Concierge Agent who can arrange all the details. You can request a private transfer from the airport to your holiday home. Also, it is possible to rent a car and pick it up from Split Airport.

Alternatively, you can choose between taxis, public buses, and airport shuttle buses.

How Many Days Do I Need in Split?

Well, how many days you spend in Split depends on your travel itinerary. However, you should bear in mind that most villas have a minimum stay policy which ranges from 3 to 7 nights.

If you are looking for a shorter stay solely in the Split area, then we recommend booking 3 to 5 nights. You will be able to experience Split and all its best attractions in the historic centre, visit the beaches, and even enjoy a day trip to one of the smaller nearby towns.

On the other hand, to truly experience the Split area and visit the islands, national parks, and other destinations in Dalmatia, while still having plenty of time to relax by the sea, we recommend at least 7 days. In fact, some villas even have a 7-night minimum stay policy.

Needless to say, the more the merrier. Even if you stay in the Split area for 2 weeks or more, you will always have something to do and see. After all, it is the heart of coastal Croatia.

Is Split a Good Destination for Families and Groups?

Yes, Split is an excellent destination for families and larger groups traveling together, especially for villa holidays. It offers a great mix of beaches and city life, with lots of restaurants and taverns, the Riva promenade, which is perfect for sunset walks, Marjan Hill for recreation, and Diocletian’s Palace for a peek into the city’s rich history.

What is more, it is a great base for exploring Dalmatia, with easy access to the historic town of Trogir, rafting or ziplining on the Cetina River near Omis, National Park Krka Waterfalls, and island hopping on Hvar, Brac, and Solta. What is more, you can try various wine tours and city sightseeing tours.

Split is Dalmatia’s largest city with lots of activities for all ages. You can relax on the beach, experience the culture, and enjoy active day excursions.
